I just closed a complicated 1031 two-way exchanged escrow with a great sense of relief. As a realestate novice I found myself inundated and lost with so many signatures, critical deadlines, decisions, commitments and transactions, l would have been seriously lost without the careful guidance of the Edlen Team. And a team it is, Michael, Christina and Tati each with their own expertise. Their competence, careful reminders and helpful advice help prevent pitfalls and hurdles and paved the way to a smooth transition through the obstacle course of closure. I will be forever thankful. Paul Maibaum here....If I could give The Edlen team a 10 star review I would. Under somewhat difficult personal circumstances that I was experiencing, the Edlen Team, Tatiana, Christina, Terry and Michael, were able to get my house sold and I was able to get the price I was after. They were extremely helpful, went above and beyond to accommodate me and I could not be more pleased with the outcome. They are all so easy to work with and accessible. Our trusts and estates law firm advises the trustee of a trust which held a property with a prime, sweeping ocean view, located in the Sunset Mesa community of Malibu. We recently worked with Michael Edlen, Tatiana Weiss, and Christina Wagner from Coldwell Banker Realty (the Edlen Team) in the sale of that property.  The Edlen Team specializes in real estate sales in the Malibu/Palisades areas, with decades of sales experience in Malibu/Palisades, including the Sunset Mesa community.  They brought particularized expertise and knowledge of the localized market conditions pre-and post-Palisades fire, and the Sunset Mesa community’s strict CCNRs and architectural rules, which informed their advice regarding pricing strategy and timing of bringing the property to market. From their initial guidance regarding pricing strategy, preparing the property for listing, and actively marketing the property on multiple platforms, to contract negotiations, overall transaction management, and ongoing communications with the buyer’s agent and escrow office through close of escrow, the Edlen Team demonstrated true professionalism and worked diligently to bring the transaction to a successful close. Circumstances related to the property being held under a trust brought certain challenges to the transaction, and a late-stage issue that arose during escrow added another complication.  But, the Edlen Team’s expertise and ongoing efforts helped us to overcome and successfully manage those issues and the transaction as a whole. Our home in the Marquez Knolls area of Pacific Palisades burned down in the Palisades Fire. We hired Michael, Tatiana and Christina to sell the lot. They were extremely knowledgeable, always available, great communicators, patient and understanding. They expertly guided us through multiple offers, counteroffers, possible backup offers, and a 14-day escrow which closed on time. I had an exceptionally good experience working with Michael, Tati, and Christina on the sale of my lot in the Huntington area of the Palisades.  I had not been part of a real estate transaction for 41 years, since my husband and I purchased the home that was lost in the 1/7/25 conflagration.  Close friends had recommended Michael and his group, which led me to him/them when I decided not to rebuild.  I could not have been more pleased with the knowledgeable advice I received regarding preparation and pricing of the lot.  Patience was counseled as we received offers that failed before escrow, offers well below market value, and potential buyers who dragged their feet.  Tati, in particular, kept in touch throughout the process to encourage and answer questions.  When an acceptable offer was made things went very smoothly and they did everything possible to work with my schedule.  Finally, I always felt that they had my best interests in mind. Edlen Team is best in class!  Their knowledge, patience and guidance throughout the process gave me confidence that I was making the right purchase in Pacific Palisades. In addition to Michael, their deep and talented team, which includes Tati, Christina and Dani showed why they are some of the most well-respected brokers in the area.  They always make themselves available and will never push you to do something you aren't comfortable with.  They roll up their sleeves and get into the diligence with you as a buyer. The Michael Edlen Team is unquestionably the very best for Pacific Palisades and especially the Marquez Knolls area.  We've been reading his insightful articles in the Palisades Post for decades, including his deep knowledge of Marquez Knolls, including Mr. Lachman's development approach, the CC&Rs, and even trivia such as the origin of the street names.  We lost our home of 51 years to the Palisades fire and regretfully decided to sell our burned lot on Lachman Lane.  His team compassionately understood our situation and kindly guided us (inexperienced) through the whole process, from listing price, language and photos, navigation of offers, trust issues, easement issues, etc.  We received our first and best offer in less than 24 hours and escrow closed in only 15 days!  Their team was so efficient in working with the title company quickly.  Tati being an attorney was especially valuable.  They are so professional, trustworthy, and such good communicators.
